Guarantee?
I have recently bought a house and on removing some of the wallpaper quite a bit of the plaster has fallen off the walls. I intend to get a plasterer in to replaster and make good to a standard where I can paint the walls directly.
Thing is… quite a lot of the plaster that came off was quite new stuff.. I would think only a year or two old…. Which got me thinking?
I have no idea who did the existing work so I can’t go after them, but I really don’t want replastering, (or paying for replastering), to become a regular exercise every couple of years.
What would be a usual guarantee period that I could expect with plastering?
Any thoughts gratefully received.

To what extent has the plaster come off, back to brick/plasterboard ect?

Im not sure there is a law regarding a period of guarantee for plastering ( but i think 1-2 years would be good) and even if there is, there are many factors that could have made that plaster fail which may have nothing to do with the plasterer that did it, you say a couple of years old so other problems could of caused the failiure, and when stripping the wallpaper you found it fell off. Both you and the plasterer could argue the toss about the cause or reason and would most likely end up at small claims court but i think you would have a job proving its the said plasterer that should sort it out. The previouse homeowner would be your first port of call i think as it was he/she that commissioned the work in the first place. But think about it, if you purchased a property off someone and you did not get a structural engineer to check it out first then you have subsidence it would be your problem to sort out. If it was a new build purchased straight from a home builder they have to give i think ten years guarentee from serious fault. Im sure you would give a second hand car a proper check before buying it and a second hand property is no ecception, i know this becuase my recent purchase of my used home has alot of loose plaster which i am slowly renewing, i too didnt check the plaster when i viewed it but i dont think anyone does.
Overall i think your flogging a dead horse with the guarantee and if you got a good plasterer in to sort it out he/she would do a complete good job so you wouldnt need it doing again every couple of years.
There are some very experienced guys on here who will no dought know more than me and offer other solutions to your problem but my advise would be to take it on the chin and get a good plasterer to sort it out properly, job doneLast edited by xl292005; 19-03-2010 at 06:24 PM.

As I said, I have no real interest in going after the previous plasterer, I don't know who he was and I didn't commision the work anyway.
Again, as I said, I am going to get a plasterer in to sort it out properly.
My point was this: If I am right, (as I suspect I am), that this plaster is only a year or two old... and as we both suggested I get "a good plasterer in to sort it out", hoping that "he/she would do a complete good job so I wouldnt need it doing again every couple of years", and then in two years it falls off again I am going to be pretty damn unhappy.
Hence my question ... going forward... what sort of guarantee can I expect from a plasterer?

tbh mate the only way to get the guarantees your looking for is complete removal of plaster back to brick/timber and give your spread a chance to do it right,you cant guarantee over skims ,its cosmetic at best,find a few decent plasterers ,tell them the sort of thing your looking for,top notch jobs dont come cheap because top notch spreads expect to be paid well

im not aware of any formal guarantee you get with plastering work to be honest. Did you use a steamer to remove the wall paper? as the problem with this is even if the plaster was put on 2 months ago, in most cases the steam will get behind the plaster and cause it to blow ?????????
